25 Years of Community Character · Working Farm · Walkable Village · Mid-$560Ks–$3M+
Overview
Hidden Springs was Ada County's first master-planned community — built in the 1990s around the radical idea that a development could feel like a genuine Idaho small town. Twenty-five years later, it does. The Dry Creek Mercantile, the community farm, the walkable school, the architectural variety that no production builder replicates — Hidden Springs is the template every community since has been trying to follow.
The Mercantile
Dry Creek Mercantile — 'The Merc' — is the community's heartbeat. Groceries, the Springhouse Restaurant, coffee. On-site post office. Walk from your front door. Nothing else in Ada County offers this.
Community Farm
5–10 acres of organic produce, 20+ weeks per year, delivered to resident shareholders. Weekly farmers market. Future expansion to 30+ acres planned. One of the original agrihood concepts in the American West.
Elementary School On Site
K-6 elementary within walking distance from most homes. Students continue to Hillside Junior High and Boise High School. Rolling Hills Charter School and Bishop Kelly nearby as alternatives.
Cartwright Ranch
The newer construction section of Hidden Springs — modern designs, newer infrastructure, same community access plus pickleball courts and a developing retail area. Best entry point for new-build buyers.
Architecture
Craftsman, Victorian, Mediterranean, Contemporary — genuine variety on every street. No cookie-cutter streetscapes. This is the single most visible differentiator from production subdivisions.
800+ Acres Preserved
Conservation Easement protects the open space in perpetuity. The views and wildlife habitat will not be developed. This is a rare and meaningful assurance.

Jerod's Take
Hidden Springs is the community I point buyers to when they tell me they've toured every new subdivision in the Treasure Valley and none of them feel like a place. Hidden Springs feels like a place. It has 25 years of neighbors who know each other, events that people actually attend, and a streetscape that wasn't designed by a production homebuilder's marketing department. The architectural variety alone is worth seeing — drive through the original Hidden Springs sections and then drive through any new subdivision in Meridian and you'll understand immediately what I mean. Cartwright Ranch is the right entry point for new-build buyers who want this community without waiting for a resale. The HOA fee of roughly $110/month is genuinely good value for what the community delivers.
